A modern urban neighborhood

The long-term transformation of the Prague–Písnice district. The regeneration of the housing stock, the enhancement of public spaces and the development of the area, all under a single masterplan.

A modern urban district, step by step.

The VITA Písnice project is a long-term commitment to the regeneration of the Písnice district, which improves the quality of housing, revitalises the housing stock, enhances public spaces, sensitively integrates new developments into the area, and respects the community and its needs.

What the project will deliver

  • Modernisation of the housing stock
  • Energy measures
  • Landscaping and green spaces
  • Urban development

The three pillars of the project

VITA Písnice is built on three values that bring together the homes, the neighbourhood and the people who live here.

Home

The regeneration of the housing stock, the renovation of buildings and individual units, energy efficiency measures, and the improvement of housing standards and the immediate surroundings of buildings.

Quality

The expertise of SATPO and City Home, modern architecture, sustainable development and a long-term urban planning concept.

Community

Respect for existing residents, the enhancement of public spaces and the promotion of community life.

What's on in the neighbourhood

We are embarking on this project with a clear vision and a long-term commitment. Our aim is not to transform the area overnight, but to take a systematic and well-considered approach that will improve the quality of life and bring benefits to both current and future generations.

1

House renovation

Gradual refurbishment of existing buildings, façades, entrances, communal areas and technical infrastructure. Modern living in an established neighbourhood.

2

Green spaces and public spaces

Landscaping around the buildings; greenery, trees, benches and places to relax. A pleasant environment for socialising and unwinding.

3

Services and facilities

Modern living also includes a full range of local amenities. Everything you need for daily life is within easy reach in the new centre of the area.

4

Community and socialising

Spaces for community activities and neighbourhood life. Places where families and neighbours can meet and get to know one another.

5

Transport and accessibility

Convenient transport links, pedestrian zones, parking and good public transport connections.

Author of the urban planning concept

The PHAP studio was founded in Prague in 2003 by architect Pavel Hnilička, winner of the 2008 Grand Prix for Architecture, former president of the Czech Chamber of Architects, and author of acclaimed publications on urban planning (Sídelní kaše, co-author of Hustoty a ekonomiky měst and Pražské stavební předpisy 2018).

The studio specializes in the design and construction of buildings at all stages of project documentation, as well as in land-use, volumetric, feasibility, and regulatory studies and plans. It places an emphasis on quality, aesthetics, functionality, and overall sustainability.

Among the most significant recent projects are the new headquarters of Česká spořitelna in Prague’s Smíchov district, the renovation of Vítězné náměstí in Dejvice, the revitalization of Senovážné náměstí in České Budějovice, and the development of a master plan for České Budějovice.

Seamless handover of property management

The properties in the area are gradually being transferred to our management. For the time being, nothing will change for current tenants, and we will continue to provide the standard of service they have come to expect. We will keep in close contact with tenants throughout the regeneration process.
